A small project, but valuable for the client. Change of use of premises to residential had been granted by the Council, but with the requirement that future occupants could not have an on-street parking permit. We demonstrated why that restriction should not be imposed, and the planning conditions were removed. This achieved an increase in value for the new property.
Client: private developer Major work is now underway on a project we have been involved in for some years. A listed property next to the famous 'Pillars of Hercules' pub was in a poor condition. We successfully made the case for the demolition of the rear of the listed building to enable a new, larger extension to provide additional flats, retention of a restaurant use and complete renovation of the property. This complex site lies within a conservation area and close to other flats and listed buildings.
Client: private landowner After a project that lasted 7 years, with a very patient and understanding client, planning permission has finally been granted for a new house on land outside the settlement boundary, near Ascot. The client had investigations from the Council relating to the lawful use of the land and over the years we demonstrated how his activities could be carried out at the site, and then prepared a series of planning applications to secure a large new house.
Client: private client Planning permission has been granted at appeal for extensions at a long-established nursing home within a Conservation Area. The scheme will see additional rooms for residents and improved facilities for staff. Permission had been refused by the Council on the grounds of harm to the conservation area. We demonstrated that the extension would be appropriate to the area, and that there were benefits from the improved healthcare facilities.
Client: Milverton Nursing Home We provided advice regarding the establishment of a new coffee and cake shop opening up in existing premises in Ascot. The client, who already has a business in Surrey, wanted to expand into the area and open in an A1 retail premises. Coffee shop uses in such premises have always been a sensitive topic in planning, and we were involved in detailed discussions between the client and the local planning authority to ensure that the business model will operate within the lawful A1 retail use.
Client: Coffee A'More A change of use application has been granted under delegated powers in a light industrial business park to a new catering hospitality business. It was demonstrated to the Council that there would not be harm to traffic or neighbouring houses or other commercial occupiers.
Client: Mosimann Hospitality Planning permission was granted for the addition of a mansard roof over two properties, to create a large, single new apartment in London. The case brought issues of design, servicing and retention of the commercial and residential uses beneath.
Client: private commercial client Planning permission was granted at appeal for an awning to a cafe directly adjoining the Grade II* listed Whitechapel Art Gallery. The Council had objected to the effect on the setting of the listed building and the conservation area. We demonstrated with detailed historic research that the character of the street has traditionally seen awnings to properties since Victorian times, and we proved to the Inspector that the new awning would be an appropriate addition to the cafe.
Client: private commercial client Permission was refused by Kensington & Chelsea for an extension to a building with commercial use on the ground floor and residential above. We were brought in to advise in relation to the refusal and, together with the architect, put forward an amended scheme for a contemporary mansard roof, finished in zinc to provide an additional flat. The Council still refused permission for the new scheme, citing effect on views and the adjoining conservation areas, and we appealed to the Planning Inspectorate. The appointed Inspector agreed with our case that the design of the addition would be a suitable change to this corner site, and there would be no harm to the conservation area or identified views.
