Permission has been granted by the local planning authority for a large modern rear extension at the back of a substantial property, along with a new basement area. The building was in need of substantial modernisation and lies in a conservation area. We were part of a team that demonstrated the significant changes were acceptable to the property and the area, and there would not be any harm to other buildings or residents.

The LB Richmond refused planning permission at Committee for a scheme proposing an additional storey to one house set within a distinctive estate of 1970s houses, which lie facing the River Thames within a conservation area, and proposed for local listing. We presented the case at appeal that the changes to the property would be appropriate for the house and the wider area, with reference to the evolution of the estate and the architectural concept of the Island. The appeal was allowed.
Client: private householder We provided advice regarding the establishment of a new coffee and cake shop opening up in existing premises in Ascot. The client, who already has a business in Surrey, wanted to expand into the area and open in an A1 retail premises. Coffee shop uses in such premises have always been a sensitive topic in planning, and we were involved in detailed discussions between the client and the local planning authority to ensure that the business model will operate within the lawful A1 retail use.
