We continue our long-standing work with the Royal County of Berkshire Polo Club, one of the top polo clubs in the country. Permission has been granted for a new pavilion on their No. 1 pitch to enable guests and members to watch matches and for hospitality events. A new access road will serve the pavilion, crossing fields and close to trees in this Green Belt location.

Permission has been granted for works to improve access to the Royal County of Berkshire Polo Club, near Ascot. This is a long-standing client, and we are pleased to continue work with them to have better polo facilities for the club.
Client: Royal County of Berkshire Polo Club A planning application was submitted on open land next to our clients' house in an Oxfordshire village. We made objections on behalf of local residents. Planning Officers were minded to approve the application, but the Planning Committee was persuaded to refuse the application.
Client: private householders We were called in by solicitors to assist one of their clients who was at threat from prosecution for non-compliance with an enforcement notice and dismissed appeals. The client had been told he must vacate the land and effectively lose all rights for any useful purpose.
We appraised the case and came to a different interpretation of the situation. We then undertook discussions with the local authority and submitted a series of applications to regularise the use of the land. In the face of continued prosecution action, we managed to negotiate a new building on the land and storage in the countryside. Client: private company After a long-running series of planning applications, applications for Certificate of Lawfulness, enforcement notices and four conjoined appeals heard at an Inquiry, we managed to have enforcement notices quashed for two properties near Ascot where the gardens had extended into Green Belt land. The cases raised complex issues of law and policy, and we were pleased that the patience of our clients held out to get the result they desired.
Client: private householders We were asked by an architect to help advise in relation to a property where there was a long planning history of applications, refusals and appeals. The clients wanted to achieve new ancillary buildings for their house, and better stabling for their equestrian land to replace ageing stables. The Green Belt policy and the past planning history were difficulties for the site. We prepared advice and submitted a planning application, which was approved under delegated powers by the local authority.
Client: private householder A small project, but potentially tricky - conversion of a garage serving a large house within the Chilterns AONB, near Henley-on-Thames. The case involved investigation of the planning history of the property and presenting a case to demonstrate that the additional living accommodation would not be a self-contained house in the countryside, but would provide for the needs of the owners of the house and their desire for staff rooms.
Client: private householder We assisted landowners to object to an application for the installation of a new telecommunications mast on highway land opposite their property. The application was refused by the local planning authority.
Client: MSG Group Planning permission had been granted for a modern house in the countryside, near Wokingham in Berkshire, as a self-build project. The permission did not include everything that the client wished, and we were involved in a long-running saga to get additional outbuildings and garage for the landowner. Through various applications for planning permission and lawfulness we eventually obtained, on appeal, the building that the client wanted, and he can complete his own 'Grand Design'.
Client: private householder After a project that lasted 7 years, with a very patient and understanding client, planning permission has finally been granted for a new house on land outside the settlement boundary, near Ascot. The client had investigations from the Council relating to the lawful use of the land and over the years we demonstrated how his activities could be carried out at the site, and then prepared a series of planning applications to secure a large new house.
